All set to move house after 4 months....on day of exchange..my house buyer pulls out and offers no explaination or apology. ...made worse by the fact where away on holiday and set to move 2 days after return.....9 houses in chain....all guzumped...

All not lost after 2 days on phone ...trying to convert to buy to let....which we cant due to not enough equity....my wifes parents have bailed us out by cashing in there pension......and providing me a bridging loan....dont think ill be going racing this year....not untill ive paid back the folks every penny.

Glad im away as may have done something I later regreted.....need laws to stop guzumpers like in Scotland......

Rant over need to try and get some sort of tan.:mmmm

feel for you bro.....same thing happened to my almost new next door neighbour...after all the searches were done etc...my neighbour decided to pull out....leaving the new potential buyers buggered!!!......gotta hand it to the estate agents ...they were livid...and went around to everyone in my close to see if anone on the off chance wanted to sell.

Thgey found someone two doors away and was completed in about two weeks as the searches had been done........they got a bigger house too!!!!!!

Thankgod for inlaws...not exchanged or completed yet...moneys on its way then I got to make chaps payments to keep everyone happy...house back on market to pay them back.

I believe once you exchange contracts then the house is legally yours... You would of exchanged prior to completion so I can\'t see how that could of happend.

Reading the first post, it took place on the day of exhange but before they legally exchanged contracts and therefore they could pull out as no papers between parties had been signed.

As Lisa says it happened before exchange of contracts. Even once you\'ve exchanged either party can still pull out but there will be penalties as laid out in the contacts. The house isn\'t legal yours until completion.

The Scottish system is very different and has it\'s own issues.

Still a really crap thing to happen - I hope it all gets sorted for you.

Yes we were waiting to hear that we had exchanged but buyer pulled out before he gave his declaration to his solicitor . All legal jargon.....never moving again...after this 1 if it goes through.

All in....2 days notice! Moved myself with some mates whilst my wife popped out to buy curtains ....for 2.5 hours GRRRRR.... been in 5 days loving it! Master bedroom has aircon been fantastic during the heatwave! Never moving again far too much grief and stress....House is great no nasty surprises and so quiet compared to old house....massive debt til old house sells but having offers so all good.

Those curtains your wife\'s got will come in handy to rap there body\'s in if you can pay me for the hit :flamed but on the serious side it happened to us and its not nice plus there the extra cash wasted,time as well hope you find something soon
