Engine Rebuild

hi
just started stripping down my donar engine that had an engine fire sometime ago.
found that the rear rotor tips bar one had got tight in grooves thus causing no compression and the side seals on both rotors front and rear are also tight more so on the rear there are no signs of rusting such as a water problem as this is my first rebuild is this usually normal???
can you advise as to how to remove side seals without damaging rotor

they get stuck sometimes due to carbon build up. Try soaking in petrol.
